The Guarana Project is a complete commercial renovation of offices on Saint-Laurent Street in Montreal, for a marketing agency. Carried out by Groupe Cartier as general contractor, this mandate stands out for the technical complexity of the work, the reconfiguration of existing spaces and the quality of execution delivered in an occupied building.

The challenge

The work began with a complete rethink of the floor plan, aimed at transforming a compartmentalized space into an open, fluid and functional environment. Controlled demolition of several partition walls opened up sightlines while respecting the building’s structural integrity.

Site planning was carried out to keep the company’s operations running during certain phases, requiring tight coordination among trades, sequenced management of the work and rigorous schedule control, all fully handled by Groupe Cartier.

Our approach

Reconfiguring into open, fluid spaces

The redesigned floor plan transformed a compartmentalized environment into open, bright spaces conducive to collaboration. Workstations, lounge areas and meeting rooms flow together in a fluid layout designed for a creative agency.

Custom glass partitions and a central volume

Creating semi-open glazed conference rooms called for exacting precision in aligning the partitions with the ceilings, mechanical systems and lighting. At the centre of the space, a freestanding glazed volume houses a functional island: levelled flooring, concealed integration of building systems and millimetre-precise assembly of the frames and glazed surfaces.

Architectural millwork and curved staircase

The project includes a significant scope of custom architectural millwork, including built-in wood furniture and complex curved elements. The staircase, a central technical feature, required precise modelling, the fabrication of custom templates, workshop assembly and fine adjustments on site.

A Japanese-inspired indoor garden

Adding a Japanese-inspired indoor garden required advanced technical coordination: protecting surfaces and waterproofing, integrating specialized lighting and adapting mechanical systems to ensure durability and ease of maintenance. Gravel, plantings and light wood bring breathing room to the heart of the office.

What was delivered

The success of the Guarana Project rests on mastery of constructive detail: precise material alignment, invisible joints, discreet integration of mechanical components and consistency of finishes. This project demonstrates Groupe Cartier’s ability to deliver a turnkey commercial renovation, turn the constraints of an existing building into durable architectural solutions, and create a work environment that is functional, cohesive and of the highest quality.
